HK Design & Development, Inc. has proudly partnered with Brilliant Corners on an innovative adaptive reuse strategy that involves the conversion of one or more upper floors on an existing self-storage facility into 60 units of permanent supportive housing.  In this mixed-use concept, the storage company would continue to operate the lower floors as self-storage while Brilliant Corners operates supportive housing units on the upper floors.  The large footprint of these structures allow for a high volume of units with little to no modification of the building envelope, resulting in substantially lower construction costs and expedited development timeliness.  Our proposal integrates alternative construction materials into the adaptive reuse methodology.  In addition to creating 60 supportive housing units by the end of the proposed 36-month timeline, we believe the lessons learned would enable Brilliant Corners and other developers to scale and replicate this model Countywide, expanding the potential pipeline of supportive housing units in the coming years.
